Refund and Returns Policy

At Ultra-Luxury Properties Limited (“we,” “our,” or “us”), we are dedicated to providing exceptional luxury experiences in Jamaica. This Refund Policy sets out the terms under which refunds or credits may be issued for bookings made through our website: www.ultra-luxuryproperties.com (“Site”) or directly with our representatives.

By making a reservation, you confirm that you have read, understood, and accepted this Refund Policy. We comply with the Jamaican Consumer Protection Act, as applicable.


  1. General Policy

All reservations require full or partial prepayment at the time of booking, as specified during the booking process. Refunds, where applicable, are subject to this policy and any property- or promotion-specific terms communicated at the time of booking.

This policy may vary by property, season, or special promotion. Please review your booking confirmation carefully for any additional terms that apply to your reservation.


  1. Cancellation by Guest

To cancel a reservation, please email bookings@ultra-luxuryproperties.com as soon as possible. Cancellation fees apply as follows:

a) Accommodations

30 or more days before check-in: Full refund, minus 10% administrative fee.

15–29 days before check-in: 50% refund of total amount paid.

Less than 15 days before check-in: No refund.

b) Vehicle Rentals

7 or more days before rental start date: Full refund, minus 10% administrative fee.

Less than 7 days before rental start date: No refund.

c) Activities & Experiences

72 or more hours before scheduled activity: Full refund.

Less than 72 hours before scheduled activity: No refund.

If you reduce the length of your stay after booking (partial cancellation), it will be treated as an early departure and no refund will be issued for unused nights or services.


  1. No-Shows and Early Departures

Failure to arrive on your scheduled check-in or service start date (“no-show”), or leaving earlier than your scheduled departure date, will result in forfeiture of the full amount paid.


  1. Modifications by Guest

Requests to modify reservations (e.g., change of dates, property, or services) must be made in writing at least:

7 days in advance for accommodations and vehicles.

72 hours in advance for activities.

All modifications are subject to availability and may incur additional charges. We will respond to modification requests within 2 business days.


  1. Cancellations or Modifications by Us

In rare cases where we must cancel or modify your reservation due to unforeseen circumstances (e.g., property damage, safety concerns, natural disasters), we will offer one of the following options, at our discretion:

Transfer to an equivalent or upgraded property, vehicle, or activity at no extra cost.

Reschedule your reservation at no extra cost.

Issue a full refund.

We are not responsible for additional costs you may incur as a result of such changes (e.g., airfare or alternative accommodation).


  1. Force Majeure

We are not liable for cancellations, delays, or unavailability caused by events beyond our reasonable control, including but not limited to natural disasters, pandemics, government actions, strikes, or civil unrest. While refunds are not guaranteed in such cases, we will make reasonable efforts to offer a goodwill credit or rescheduling option, subject to availability.


  1. Non-Refundable Bookings

Some bookings, such as special promotions, last-minute deals, or peak-season reservations, are explicitly designated as non-refundable at the time of booking. This will be clearly stated on your booking confirmation.


  1. Refund Requests

To request a refund, please email bookings@ultra-luxuryproperties.com with the following details:

Name on reservation

Booking confirmation number

Dates of stay or service

Reason for cancellation

Refunds will be processed to your original payment method within 14 business days, though most are processed sooner.

Refunds are issued in Jamaican Dollars (JMD). If you paid in another currency, the refunded amount may vary slightly due to exchange rate fluctuations at the time of processing.

  1. Governing Law

This Refund Policy and any disputes arising from it are governed by the laws of Jamaica, and any legal proceedings shall take place within the jurisdiction of Jamaican courts.
